The bar downstairs has already set up the Dunk Tank... What do you think my options are?

Honestly, have you thought of moving? I know you were there first and everything but there bar is there now, and it sounds like they're going to stay. I would consider moving. Even if it did turn into a quiet little bar, they're still going to bring some other nasty activities around and I wouldn't want to be near it.
